As a savvy investor, you likely have heard rumors about the Deferred Sales Trust (DST) and wondered which, if any, of them are true. You also likely have wondered if the DST might be something you could use to your advantage. At Reef Point, we completely understand that you have questions about this unique, proprietary strategy for deferring your capital gains taxes while securing your financial future. Therefore, we make getting started with a DST surprisingly simple.
Step 1: Request a Consultation
Our initial goal is to give you all the information you need to make an informed and reasoned decision regarding whether the DST makes both financial and personal sense for you.
Consequently, our website contains a convenient consultation request form where you select the date and time most convenient for you to discuss your current situation with a knowledgeable, helpful Reef Point representative who will answer all your DST questions and advise you on all the ways in which the DST can solve your investment problems, including deferring your capital gains liability if you’re contemplating the sale of a highly appreciated asset.
Step 2: Meet With the Estate Planning Team
Should you decide to proceed, you next step is to meet with the Estate Planning Team, the core members of which include the following:
- A tax attorney who specializes in DSTs. oversees the entire process and ultimately drafts your DST
- A registered investment advisor who helps you assess your overall investment and financial goals, plus your risk tolerance
- Greg Reese, one of only 13 Certified DST Trustees in the country
This circle of highly trained and knowledgeable professionals will ensure that your personalized DST will address not only your investment goals, but also your income needs. If you wish, you can bring your own team of specialists, such as the following, to this meeting:
- Independent attorney
- Tax CPA
- Business broker
- Real estate broker
- Financial advisor
Step 3: Sell Your Highly Appreciated Asset to Your DST
Your next step is to sell your highly appreciated asset to your DST. In exchange, you will receive a secured installment sale contract, the payment terms of which set forth the amounts you will receive and the times you will receive them.
Step 4: Sit Back and Relax
Your DST Team takes it from there. They coordinate the sale of your asset to your designated buyer for the same amount as you sold it to your DST and accepts the sale proceeds on your behalf inside of the DST, thus negating any capital gains recognition on your part. The Trustee will initiate any immediate or periodic payments you have coordinated with him, and then your DST Trustee and Investment Advisor then begins developing investment strategies for the Trust to meet your stated objectives. Ultimately the investment decisions for the Trust are yours, and the types of investments you might consider are not limited or restricted as they would be, for example with a 1031 exchange.
Keep in mind that the DST allows you to avail yourself of any type of “prudent investment,” including such things as the following:
- Stocks, bonds and commodities
- REITS and other types of real estate investments
- CDs and other types of cash investments
- Life insurance
- A new or existing business
- Hard money loans
- Alternative investments including crypto currency and NFT’s
All you need do is sit back, relax and enjoy receiving the guaranteed income you desire.
